The 2008 requirements to become a state-licensed real estate appraiser increased the number of educational hours. This is your opportunity to obtain the qualifying education to become an apprentice appraiser and begin your journey to licensure.

To qualify to become a state-licensed real estate appraiser, an applicant must:                                             

  •  Have received 150 hours of classroom education: 30 hours in QE-1 (Basic Appraisal Principles), 30 hours in QE-2 (Basic Appraisal Procedures), 15 hours in QE-3 (National Uniform Standards of Professional Appraisal Practice) and an additional 75 hours in QE-4:  Residential Market Analysis and Highest and Best Use, QE-5:  Residential Appraiser Site Valuation and Cost Approach, QE-6:  Residential Sales Comparison and Income Approaches, and QE-7:  Residential Report Writing and Case Studies;      
  • Have earned a minimum of 250 experience points in appraising either residential or nonresidential properties;
  • Have no less than 24 months of real estate appraisal experience; and
  • Pass an exam administered or approved by the S.C. Appraisers Board.

To qualify as an appraiser apprentice, an applicant must:      

  • Have received 75 hours of classroom education: 30 hours in QE-l, 30 hours in QE-2 and at least 15 hours in QE-3.

Please note: Most appraisers will not hire until after the 75 hours of education are completed; however, occasionally there might be an exception. You cannot receive experience credit for apprenticeship until you complete the 75-hour education requirement and receive your apprentice license.

QE-1: Basic Appraisal Principles

This course satisfies 30 of the 150 hours required for state licensing as an appraiser. Topics include understanding appraisals; highest and best use of appraisals; and how forces, factors and principles affect their value. It also covers writing short-form residential and narrative residential reports. Books not included

QE-2: Basic Appraisal Procedures

The second 30-hour course in the appraisal series leading to state licensing provides an overview of real estate appraisal approaches to value, valuation procedures, property description, residential applications, commercial applications, improvement construction, home inspection and appraisal math. Through theory, examples and case studies, it offers practical application of appraisal procedures. Prerequisite: Completion of QE-1 course. Books not included

QE-3: National USPAP Course

This 15-hour course helps you gain a thorough understanding of the Uniform Standards of Professional Appraisal Practice as approved by the Appraisal Foundation and as required by Title XI of the Financial Institutions Reform, Recovery and Enforcement Act of 1989. Prerequisites: Completion of QE-1 and QE-2 courses. Books not included

QE-4: Residential Market Analysis and Highest and Best Use

This 30-hour course gives students the tools needed to properly collect and analyze market data. In addition, the theory of highest and best use is reviewed. QE:6 Residential Sales Comparison and Income Approaches

Gain a basic undestanding and knowledge of the residential sales comparison and income approaches. The course includes the valuation principles and procedures applicable to both approaches. With the aid of case studies, students will develop and apply the techniques for market analysis, including the application and use of matched pairs and capitalization rates and gross rent multipliers.

QE-7: Residential Report Writing and Case Studies

This course focuses on the variety of form reports in use by residential appraisers today: the URAR, 2055-drive-by format and others.  Gain valuable insights into how to fill out these forms properly, in compliance with USPAP and other guidelines. Sources will be given for comparable sales, flood mappings, census tract maps and other information necessary for form completion.

National USPAP Update CE Course

This seven-hour course is designed to review professional standards, ethical behavior and competent performance by appraisers. It covers recent changes to the Uniform Standards of Professional Appraisal Practice. It also includes information intended to clarify some commonly misunderstood aspects of USPAP. Book not included

 Property Management

To obtain a property management license, the applicant must be at least 18 years old and:

  • agree to the submission of a satisfactory credit report;
  • have a high school diploma or GED equivalent;
  • complete all 32 hours of the course (two hours of course allotted to testing);
  • pass the property management examination; and 
  • apply for a property manager license within one year.
Property Management

This four-week, 32-hour course fulfills the S.C. Real Estate Commission's requirements for the property management license exam. The fundamentals of property management and applicable state laws are covered. You must successfully complete the course to be eligible for the exam. You must possess a high school diploma or equivalent prior to registration. Note: The S.C. Labor and Licensing Board requires students by law to complete the entire Property Management course. Students are not allowed to enroll after the course begins. Books not included

To obtain a real estate license, the applicant must be at least 18 years old and:

  • be associated with a broker-in-charge.

Real Estate Math: The Basics

If math is a challenge for you, this course is designed for Real Estate I students who need to refresh or enhance their math skills or those who would just like more math practice. Topics include use of a calculator to compute percentages and taxes related to area calculations, mortgage math, problem-solving skills and closing statement calculations. Note: This course requires the use of a basic, four-function calculator.
